- There is nothing complicated and if you do decide to use our services we will undertake to look after all the administrative formalities. In the first instance our role is to fully understand your requirements in order to give you the product that matches your budget. Needless to say, we will inform you of all the purchase procedures. - How to transfer funds for an acquisition ?
- You will have to open a bank account to transfer the money for your next acquisition. In order to guarantee to you a possible repatriation of your investment in case of resale of your good, any financial transaction must be declared to the Exchange Office of Morocco, by the intermediary of a notary, at the time of the acquisition. This transfer is carried out via a banking account called account in convertible dirhams, working in any banking agency of the Kingdom.

The rights of an acquisition are as follows: For a good of residential use for a period higher than 3 years or an undeveloped site with commitment to build within 7 year, the percentages applied to the value of the good including the VAT are:
- Registration fees: 2.5%
- Notary tax: 0.5%
- Land registration: 150Dhs + 1%
- Notary: 1 % with a minimum of 2500Dhs + VAT 7%
- Sundries: about 1000 to 3000 Dhs suivant les dossiers
Remark:
In cas on non titrated good(Melkia), it will be necessary to take into account additional expenses for titration, those depend on the surface on the ground of the good as well as its price. - Registration fees: 2.5%
- What is the role of the notary ?
- The notary is above all a public officer, established to receive the deeds to which the parts must or want to give the character of authenticity relative to the public authority deeds to ensure the date and to preserve the deposit. The notaries are named in Morocco by the Royal Dahir. The deeds are established in French language. More infos
- Agency charges for acquisition of a good
- Agency charges in Morocco are 5% (+ vat 20%) of the good value
- 2.5% (+vat 20%) to be paid by the seller
- 2.5% (+vat 20%) to be paid by the buyer
- 2.5% (+vat 20%) to be paid by the seller
- The melkia
- They are goods governed by the Moslem right, not registered yet to the Land Conservation. The good can belong, in consequence of successions, to many heirs and only one "forgotten" interested part can appear at the time of the requisition of the land title. It is advisable to gather the acts of property which are in general adoul acts in Arab language, to check the number of interested parts, to make sure that they all are intervening in the sale, to check the geographical situation of the good, its real surface. The Melkia goods do not pose a particular problem but the checks are imperative. The sale of a Melkia good can be carried out in front of an Adoul, representing the Moslem right, a lawyer or a notary.

- Taxes after acquisition
1) Ediles tax is 10 % of the annual renting value.
abatement of 75% in case of principal home
2) Income from land in case of good renting, you have to declare the revenue
the tax on revenue "IGR" is as follows:
Annual Revenue :
- From 1 to 20 000 Dhs > exemption of the tax
- From 20 001 to 24 000 Dhs >13% with abatement of 2.600 Dhs
- From 24 001 to 36 000 Dhs > 21% with abatement of 4.520 Dhs
- From 36 001 to 60 000 Dhs > 35% with abatement of 9.560 Dhs
- From 60 001 and more > 44% with abatement of 14.960 Dhs.
3) Tax on benefit which is the difference between the selling price and the purchase price, this amount is decreased by the expenses of sale and is increased expenses of purchase, as well as capital expenditures carried out and paid interests. The rate is fixed at 20%, and does not have to be lower than 3% of the selling price.
The seller can be exonerated from this tax if the sold good was his main home since:
- more than 5 years if the sale price is inferior to 1 000 000 Dhs
- more than 8 years if the sale price is superior to 1 000 000 Dhs
- From 1 to 20 000 Dhs > exemption of the tax
